This is an amazing brunch spot in downtown Portland! It is right next to Mother's and this area is very busy.
Be prepared to wait 20-30 minutes during brunch hours. Put your name on the list and stay close by for more opportunities to be sat faster.
The food here was excellent, made with fresh ingredients, and ever so yummy! I was shocked at just how tasty it was! My No. 10 was so filling and flavorful. It was like a flavor bomb with that beef brisket, hash brown, cheese, egg, and tomato sauce.
My partners salmon eggs Benedict was also delightful! Eggs poached perfectly with tasty hollandaise sauce. The potatoes had a great seasoning with cumin. Just the right amount. Our brunch cocktails were everything! Fresh squeezed orange juice really does add magic to a mimosa.
The service here was heartwarming as it felt like you were really cared for. Our waiter asked us what our day looked like and gave us suggestions off of that. Greatly appreciated! We will be back! -

Environment: very bright and there were all kinds of tables. Normal tables, bar-like, tall tables and booths.
Staff: pretty busy and tried to check on us a few times.
First: the reason why I docked out some stars. We were first in line and behind us were two other pairs of couples. They asked us how many people and I said "2." Our server went somewhere and for some reason, the two pairs behind got seated first with water, silverware, and menus ready. I was like huh? We were first, how come we had to wait for our seats and they got seated right away?! Very strange and unorganized and a little bit upset about that.
We've waited for some time, hoping that they would give us the menu. We had to ask them for menus. I know they're busy but there was no line at that time and it wasn't horrible-busy since most customers got their foods already. Maybe one more server would make a difference?
I know they're connected to the hotel but the bathroom was inconvenient. I don't think they can make an extra space for bathrooms but you have to get a hotel card to get into the bathrooms so there was some waiting time and the cards were pretty nasty in my opinion. Anyways, that's why two stars were gone.
Food:
1. Avocado toast. It had a sunny side up egg with some greens and cut tomatoes on the side. It was $11. The crust of the bread was very hard so I avoided that. I might hurt my teeth. The avocado was just avocado; I mean, they added sesame which created more flavor but other than that, I couldn't taste much. I felt this could be totally done at home, just not as pretty. I hoped for some extra flavoring since we all know avocado doesn't really have much flavor.
2. Their special for today: Duck Confit Benedict for $15. This was good. The hollidaise(?) sauce was very good. Usually it's too creamy and heavy but they did a good job making it light and flavorful and it was a bit orange. They gave us a good amount of duck for each side and the egg was cooked nicely. Their potatoes were amazing. Fried nicely and they mixed it with diced onion which added extra flavor which I truly enjoyed. -

This restaurant is smart, be one of the closest brunch places near Mother's and those who don't want to wait, will gravitate towards this place. Mother's and Kingsland is connected by the hotel lobby. It's a small little hipster place that gets busy. Not sure if I would come back here since the food was ok and the service was mediocre at best.
Pros: good location and I did enjoy the duck confit eggs Benedict. The dishes are pretty heavy and the portions are really decent.
Cons: I ordered hash browns with my eggs Benedict and they tasted like they were drenched in salt. My other friends agreed that their dishes were heavy with salt (they ordered the biscuits and gravy and the full breakfast). The kitchen was really, really behind as it took over 30 mins to get our food. I think there's opportunities for this place to have better service. We had to ask or remind our server a few times that we were ready to pay. -

I am a big fan of their vegetarian omelet, the potatoes were a nice complement (some more seasoning would be nice, but nothing a little Tabasco couldn't fix).
As for their jerk chicken sandwich, I loved the bun, vegetables, and sauce, but the chicken lacked the distinct Caribbean smokiness and that depth of flavor. I appreciate what they did with the pickles, but I prefer mine more pickle-y and with a bit more crunch, as these veered on the rubbery side. Overall, not a bad spin on a Caribbean classic; the freshness of ingredients was there.
Service was phenomenal, and the space is airy and bright. Kingsland Kitchen is a perfect lunch/brunch spot for a sunny day. -

Something for everyone- savory to sweet and English breakfast classics too!
For brunch it can get crowded but the wait isn't too long as a great system is in place, an employee tells you how much wait time and also wait time for receiving food too and personally calls yu when table is ready.
My friend and I were quoted 30 min wait and then additional 30 min for waiting on food, but it turned out much shorter than that- seated in 10 minutes and waited 45 min for food.
I got the Full English Breakfast and my friend got the Pub Style Biscuits and Gravy with a Charcoal infused Almond Milk. We enjoyed the meals and liked how the sausages weren't salty, though the gravy was a bit. Portions were just right! It does seem like new menus will be coming as a drink choice we inquired about wasn't being made anymore.
Bathrooms are inside the hotel so it makes it nice, key cards available at the restaurant. The restaurant uses the space wisely to have various seating options and a brightly lit interior with decoration all around that isn't too much.
The downside was that the service itself was slower than expected in terms of getting our food and we weren't checked in on during the meal, but it was easy to flag down an employee and make conversation with them. Everyone we encountered was very friendly! It can get a little loud but expected for the weekend
